Clearance air testing after abatement

Ontario's O. Reg. 278/05 requires clearance air testing after Type 3 asbestos abatement before the containment comes down, and careful owners insist on it after Type 2 work too. The logic is simple: the abatement contractor says the room is clean, and clearance testing is the independent check that it actually is.

Independence is the point. The air test should not come from the company that did the removal, because that's the contractor grading their own homework. We test, we have no stake in the abatement passing, and the certificate you get reflects that. The process: aggressive air sampling inside the work area (air gets deliberately stirred so settled fibre can't hide), pumps draw a measured volume through filter cassettes, and the filters are analyzed by phase contrast microscopy (PCM) against the clearance criterion. Pass, and the containment comes down with paper to prove the space was clean. Fail, and the contractor re-cleans on their dime, not yours.

Air testing after a disturbance

The other phone call we get: a contractor cut into pipe wrap nobody checked, a ceiling collapsed in a rental, a DIY demo went through old drywall, the furnace blew dust out of a vermiculite attic. Now everyone's standing in the kitchen wondering how bad it is.

Air sampling gives that situation a number instead of a panic. We sample the affected rooms and, where it makes sense, unaffected areas for comparison. Results tell you whether fibre levels are elevated, which rooms are involved, and whether you're looking at ventilation and cleanup or professional decontamination. Sometimes the answer is genuinely reassuring; disturbed material doesn't always mean contaminated air. Either way you stop guessing.

While you wait for sampling: close the room off, shut down forced-air HVAC if the disturbance is near ducts or returns, and don't vacuum or sweep. Household vacuums push asbestos fibre straight through their filters and back into the air.

PCM and TEM, in one paragraph each

PCM (phase contrast microscopy) is the standard method for clearance and general air testing. It counts fibres quickly and affordably, and it's what the Ontario clearance criterion is written around. Its limit: it counts all fibres, not just asbestos.

TEM (transmission electron microscopy) identifies fibres specifically as asbestos and sees far smaller ones. It costs more and takes longer, and it's the right tool when results will be contested (tenant disputes, legal matters) or when background dust makes PCM ambiguous.
